Housing Development

The proposed Te Puāwai residential housing development is a new suburb for Invercargill. The biggest housing development for Invercargill in decades, it will bloom into one of the city’s most exciting and inclusive suburbs with housing options for every type of home buyer.

Te Puāwai is a residential development, planned for the 70-ha block of land between Tramway Road and Centre Street, flanked by Rockdale Road and Regent Street. It will create more than 600 sections in multiple stages and will include a commercial hub, which will look to include neighbourhood facilities such as a medical practice, childcare centre and cafés. A retirement village is proposed for the western part of the development. 

The project has been planned in close collaboration with Waihōpai Rūnaka. The Murihiku Marae are neighbours to the site on the south western corner and working with the Rūnaka from the outset of the project has been a positive and constructive process. The name Te Puāwai was chosen by the Rūnaka as the name for this new suburb; it means, “to bloom, to come to fruition, to come out of a flower”.

What we’re building toward

House prices continue to rise, yet the quality of housing stock deteriorates. Houses without proper insulation and heating that are set on flood zones are being sold at high prices, with many basic homes even out of reach for first time home buyers because of this.

To have happy and healthy communities, living in healthy homes is paramount. Te Puāwai’s brand new houses are built around green spaces and a commercial hub. Te Puāwai will have house and land packages available, making access for first time home buyers. 

The scale of the 70ha site enables:

  • Design of in excess of 600 sections over a 10-year period with servicing points planned from the outset

  • Affordable housing in an aesthetically pleasing environment

  • Homes for everyone – from first time home buyers to retirees (varied sizes)

  • Aged care facilities consisting of independent villas and a care home

  • Commercial hub offering medical practice, chemist, café, dairy, childcare facilities
